Alder 9 Apartments

A transformative housing development in the heart of Portland’s Central Eastside, supporting families and seniors exiting homelessness.

Developed by Related Northwest, Alder 9 is a nine-story, 159-unit affordable housing community located in Portland’s Buckman neighborhood. The project serves low-income seniors and intergenerational families earning 30% and 60% of Area Median Income and includes 25 units of Permanent Supportive Housing for residents preciously experiencing homelessness or housing instability.

Originally envisioned as a market-rate development, Alder 9 was reimagined as affordable housing, prioritizing long-term stability, access to services, and community connection. Ground floor storefronts initially planned for retail were redesigned to support people and programs, creating transparent, active spaces that enhance the resident experience while strengthening connections to the surrounding neighborhood.

A community-first approach is reflected throughout the building’s shared spaces. Resident amenities include a fitness and movement room, an arts center, and an outdoor courtyard, creating spaces that encourage gathering, creativity, and wellness. Alder 9 also serves as a hub for community-based organizations: Centro Cultural operates an Employment and Economic Mobility Hub offering culturally and linguistically relevant education and employment services; Impact Northwest provides wraparound supportive services for Permanent Supportive Housing residents; and EngAGE Northwest delivers senior services and arts programming. Funding from the Portland Clean Energy Community Benefits Fund (PCEF) supported the addition of cooling in all residential units, improving comfort and resilience during extreme heat events.

Sustainability is integral to the project’s design. Alder 9 is expected to achieve Earth Advantage Gold certification, reinforcing its commitment to energy efficiency, durability, and environmental responsibility.

Together, the activated ground floor, integrated services, and thoughtfully designed shared spaces establish Alder 9 as a vibrant, people-centered community that supports dignity, connection, and belonging.
