Bringing affordable housing to one of Portland's most historic districts.

Located along Portland’s East Bank, this residential project transforms a long-vacant infill site into a vibrant new community within one of the city’s most connected neighborhoods. Drawing inspiration from the historic masonry buildings that define the Grand Avenue Historic District, the design reinterprets classic architectural typologies through a contemporary lens.

The building is organized into two distinct volumes that reduce its perceived scale while creating a dynamic presence along the street. Expansive storefront glazing, recessed entries, and carefully crafted façade details strengthen the connection between residents and the public realm, while large residential windows maximize natural light and capture views of the Portland skyline, the Lloyd District, and the surrounding historic neighborhood.

Conceived in partnership with Sturgeon Development Partners, the project delivers 143 units of affordable housing across eight stories, including one- and two-bedroom homes serving residents at 60% AMI. Community-focused amenities such as a fitness center, community room, leasing office, and rooftop terrace support opportunities for gathering, wellness, and connection. Together, these elements create a welcoming place to live while reinforcing the historic urban fabric of Grand Avenue.
