The Sutton

A 17-story tower occupying a prominent site on the banks of the Willamette River, The Sutton takes full advantage of great sights in every direction.

Housing 236 apartment units in a mix of studio, and one- and two-bedroom units, the design of The Sutton responds to its context by stepping down in height as the building form approaches the waterfront. Carefully composed to minimize view obstructions from neighboring properties, the size and scale of the structure was partially driven by zoning limitations on the site. These massing constraints were turned into project assets allowing for an unusually high number of corner units, each with a generous balcony to take full advantage of great views in every direction. The design draws exterior spaces and landscaping elements into the building through a second level terrace that cascades down to the river, as well as through a series of roof decks and green roofs at each step in the building’s mass.
