31st and Hawthorne Apartments

Over the past few years, SE Portland has seen a great transformation from industrial throughway to cultural epicenter. Hawthorne Blvd. is now known for its wealth of restaurants, bars, and boutiques, all while maintaining proximity to laundromats, grocery stores, and bus lines. With the increased popularity, there has been a great demand for housing along this main thoroughfare.

This site formerly housed a derelict, specialized grocery store. VWR Development and TVA Architects have collaborated to create a four-story multi-family building. Providing 30 units of studio and one-bedroom apartments, Hawthorne Flats offers sizable living spaces with floor-to-ceiling windows that frame beautiful views to downtown, the West Hills, Mount St. Helens, and Mount Hood.

The ground floor features 4,100 sq. ft. of retail, adding to the neighborhood’s vibrant pedestrian scene. An expansive, split-level garden courtyard gives residents a lively area to entertain guests or a quiet place to read. The exterior skin is clad in porcelain tile, sand finished stucco, ribbed metal, and fiber cement panels. A large wood panel near the entrance and wood trimmings on the windows and entry doors add a touch of warmth to the subdued color palette.
