The Sutton transforms Portland’s riverfront, converting a large surface parking lot into lively public spaces and a dynamic urban waterfront living experience.

With 236 apartments in a mix of studio, and one- and two-bedroom units, the 17-story building offers unbelievable views in every direction, creating a distinctive and enjoyable place to live along the western shore of the Willamette River.

Carefully composed to minimize potential obstruction of views from neighboring properties, The Sutton steps down in height as it approaches the waterfront. Partially driven by zoning limitations on the site, the massing constraints were turned into project assets, resulting in an unusually high number of corner units, each with a generous balcony and stunning views.

The design integrates exterior spaces and landscaping elements, including a second-level terrace that cascades down to the river, along with a series of roof decks and green roofs at different levels of the building’s mass.

Residents can enjoy high-end amenities such as lounge areas with a fireplace and coffee bar, a health club-quality fitness center, a pet washing station, bike storage with a repair room, a game room, a whiskey lounge, and 24/7 valet with electric vehicle charging stations.
